Managing Vendor Relationship
Our property management company has strong relationships with maintenance workers, trades people, contractors, suppliers, and vendors that are impossible for an independent landlord to duplicate. Not only will your property manager get you the best work for the best price, but they’ll also oversee any necessary maintenance projects.
Throughout the lease, tenants will have the ability to make routine maintenance requests through our online system. Requiring these requests to be in writing allows us to carefully document the work that’s done on your investment.
Collecting and Dispersing Rent Payments on Time
Our property management company has efficient, tried-and-true systems in place to effectively collect rent and maintain on-time payments to owners. LINX is very aggressive in rent collection. If rent has not been received from a tenant by the 6th of the month, we will serve a 3-day notice to pay or surrender the unit. We do our best to work with tenants to keep units occupied but, if necessary, we take the steps needed to evict and get the property rent ready within 30 days.
We track your financials and reports to you monthly through our secure, advanced, and fully automated web based accounting system. With our detailed financial reporting tools, it’s never been easier to keep tabs on your investment.
Renewal of Lease
Finding the Right Tenants
Our property management company takes great care when placing renters into the units we manage. Background checks are required of each tenant, and include credit, criminal, and eviction history. if an applicant does not meet our rigorous standards, then we will keep looking until we find someone who does.
In addition to finding good tenants, our property management company manages all aspects of the tenant landlord relationship. The assigned property manager will handle both routine and emergency maintenance, take care of routine inspections, and manage any situations where conflict resolution is required.
LINX leasing fee is equal to one months rent. We market properties in the realtors MLS and on over 300 websites. All applicants are screened for credit score, criminal history, sex offender status, past evictions, income verification and references.
Our fee to manage a unit ranges from 6% of 10% of the collected rent per month depending on the location, condition, and type of property. Clients with 8 or more units pay only 8%. The maximum monthly fee for a unit is capped at $175, regardless of rent. The management fee is not charged while a unit is vacant or during a tenants first month.
When a tenant lease is renewed LINX charges a flat fee of $795 to inspect property prior to renewal, provide an inspection report to owner, perform a rental market analysis to help the owner determine new rent, and new lease agreement signing.
